Any of Pennypincher's building kit designs make excellent small houses.  With ample loft space, added dormers, shutters, widows peaks and cupolas you can have a small home or tiny house with loads of character. 
 

All our styles are available in sizes as big as a barn or house, small house or cabin size and tiny house or micro cabin size.

No Permit Requied
In most jurisdictions the magic number for constructing a building without a permit is 200 square feet.  There are some counties or cities that have stricter regulations and you may need to stay under 120 square feet.

No worries! We have a variety of styles in those sizes too. We think the 10' x 12' and 14' x 14' are two of the most efficient sizes for small cabins,small barns and tiny houses.
