No Permit Requied
In most jurisdictions the magic number for constructing a building without a permit is 200 square feet.  There are some counties or cities that have stricter regulations and you may need to stay under 120 square.

No worries! We have a variety of styles in those sizes too. We think the 10' x 12' and 14' x 14' are two of the most efficient sizes for small cabins,small barns and tiny house.

Pennypincher's uses locally available, quality standard construction materials. Each building kit is custom designed and materials may vary from place to place based on design or local availabilty. By designing our kits this way we are able to offer you the best designed, quality, most affordable cabin or barn.

  • Standard siding is plywood siding like T1-11 or LP Smart Siding with grooves 8"oc for reverse Board & Batten effect.
  • Glulam Beams, Timbers or Composite Beams.
  • T&G Plywood or OSB floor decking for loft floors.
  • Plywood or OSB Roof sheathing.
  • Fascia & Trim.
  • When added 1 x 3 Cedar Battens.
  • Standard stair or pre-manufactured pull down stair with each loft style kit.
  • Pennypincher's provides 25 year or 30 year Composition shingles for any of our cabins or barns.
