Building Kits:
Our building kits include locally available lumber and hardware for the exterior shell including siding, trim and framing material. In a loft style barn or cabin you also get the loft beams, loft floor and a stair. Also included is composition roofing and professionally design-engineered plans. Our kits are designed using standard board lengths to minimize cutting. Our plans are designed to be DIY friendly.
Shipping:
Orders are shipped nationwide. In order to keep costs low we use locally available building materials for most or all of your package. Free Basic Local Delivery is include with your package. Delivery fees may apply to remote areas outside of the basic local delivery area. On small packages we may be able to let you to pick up the package yourself. Accessories ship from our location in Washington and we use a budget conscious shipper to get you the best price possible. Larger shipments may require delivery on a truck with a 40 ft. flatbed trailer. It is the owner's responsibilty to arrange for a forklift for off-loading, though often the delivery truck is equipped with a forklift or moffet. Make sure that the truck and trailer will clear any tight corners or obstacles to avoid shuttling the load.
Payments:
20% at sign-up (Credit card, check, or wire transfer*) 20% when plans are ready for review
60% at time package is ready to be ordered
Sale Tax on Package Materials for Out of State Customers and Shipping/Delivery fees make up the remaining balance and may be used to off set any replacement material costs.
* Wire transfers are inexpensive ($20 nationally), save a week or more and avoid the 2% credit card fee.
Pennypincher's Cancellation Policy:
The processing of your order begins immediately upon signing. Our expenses are highest during the first few weeks after your order is place. If you cancel before the design goes to the engineer the cancellation fee is 15% of the package total. After the plans have been submitted to the engineer or finalized the cancellation fee is 40%.
Change Orders or Customization:
In an effort to offer you the best prices Pennypincher's prefers to sell off-the-shelf designs. We do understand that occassionally a customer has a special need or preference. Any major changes, redesigns or "wet stamping" will incur an additional charge based on the diffulty of the change and the number of pages changed. Change costs will go up significantly when changes require re-submission to the structural engineer.
Delays:
Every project we undertake has it's own set of variables. We at Pennypincher's do our best to meet your schedule but make no promises as the exact delivery date of your package. We are often at the mercy of your building department, the schedules of design and engineering, the lumber company, the shipping company, inclement weather and sometimes even you. To avoid frustration please remember to allow time for delays.
Shortages:
While we do our best to minimize them, backorders, lumber take-off mistakes, shipping, breakage and carpenter mistakes do occur. Any material shortage costs that result as a mistake made by Pennypincher's will be purchased from a local supplier.
Materials Protection:
Protecting your materials from the elements, direct sunlight and rain is the owner's responsibility. When one side of the wood is wet and the other side is dry, wood will warp or cup under direct sunlight or in a drying wind. Glulam beams will not distort but should still remain covered. Once installed and stained or painted, it is unlikely to distort. Larger timbers and log posts will show splits. This is caused by the perimeter of the timber drying and shrinking at faster rate than the core. These splits add character are seldom a strength issue. When tarping lumber, be sure to allow some air flow to prevent molding of wet wood.
